Nine Hastings Street properties to watch for redevelopment

Former Only 颁补蹿茅, First United Church and derelict single-room-occupancy hotels to be redeveloped along Hastings strip

The massive $110-million social housing-health centre project at 58 West Hastings that is expected to be under construction this summer is the first major redevelopment of its size on the East Hastings strip in decades.

It will soon be followed by other strip-altering projects this year and in the years to come as 小蓝视频 Housing and the City of Vancouver look to redevelop some of its 25 properties between Dunlevy Avenue and Abbott Street.

Private developer Holborn Group also has a parking lot at Abbott Street and Vancouver Coastal Health owns a vacant building at Gore Street, both prime redevelopment properties.

The Hastings Plaza at Dunlevy Avenue is also for sale, with commercial real estate seller Avison Young advertising on its website 鈥渟trong redevelopment opportunity.鈥

They are among nine properties to watch as the strip begins to transform.

1) Site: 52 to 92 East Hastings

What鈥檚 there now: Former Pigeon Park Savings building, an open-air vending market and The Shaldon, a single-room-occupancy hotel.

Property owner: 小蓝视频 Housing

Details: Indigenous-led project involving 小蓝视频 Housing, Aboriginal Land Trust, Vancouver Native Health Society and 尝耻鈥檓补 Native Housing Society. The development will feature a combination of 100 units of supportive housing and affordable rental, along with a 鈥渉ealing centre.鈥 To build it, the Pigeon Park Savings building, vending market and The Shaldon will be demolished. 2) Site: 159 East Hastings

What鈥檚 there now: The Balmoral Hotel (vacant)

Property owner: The City of Vancouver

Details: The city announced in December 2020 that it acquired the hotel from the Sahota family. The hotel has been vacant since June 2017 because the city said the building was unsafe to occupy. 小蓝视频 Housing CEO Shayne Ramsay says a land assembly of the buildings adjacent to the hotel makes sense for redevelopment of that section of East Hastings. Developer Peter Wall has also shown interest in a land assembly for those properties. 3) Site: 160 East Hastings

What鈥檚 there now: The Regent Hotel (vacant)

Property owner: The City of Vancouver

Details: Like the Balmoral, the city announced in December 2020 that it reached a settlement with the Sahotas on the Regent, which is across the street from the Balmoral. The hotel has been vacant since June 2018 for the same reasons as the Balmoral: unsafe to occupy. When occupied, the Regent and the Balmoral had about 150 rooms each. 小蓝视频 Housing CEO Shayne Ramsay suggested the Regent will be renovated since a land assembly would be impossible because it is adjacent to the Sequel 138 condo development. The Regent鈥檚 future will also be part of the city鈥檚 engagement process before a decision is made on the property.

4) Site: 301 East Hastings

What鈥檚 there now: Former Salvation Army/Buddhist Temple (vacant)

Property owner: Vancouver Coastal Health

Details: The health agency has no immediate plans to redevelop because of the investment made in the $110-million social housing project soon to be under construction at 58 West Hastings; VCH will operate a 50,000 sq. foot health centre in the first two floors of that project. There was a time when 小蓝视频 Housing and VCH were close to reaching a deal to develop 80 to 100 units of housing on the property. An email from VCH communications staff said: 鈥VCH has put the redevelopment of 301 East Hastings on pause to assess all of our redevelopment plans in the community.鈥 (Photo Mike Howell)

5) Site: 320 East Hastings

What鈥檚 there now: First United Church

Property owner: First United Church

Details: The church is working with 尝耻鈥檓补 Native Housing Society to build an 11-storey highrise that will include 105 affordable housing units (studios and one-bedrooms) for Indigenous families. First United will occupy the first four floors and that space will include a sanctuary, a drop-in area, large dining room, commercial kitchen, multi-purpose spaces, a day-sleeping area and offices. 6) Site: 15-27 West Hastings

What鈥檚 there now: Army and Navy department store (shuttered)

Property owner: Jacqui Cohen family

Details: Cohen announced in May 2020 that her family鈥檚 iconic department store on West Hastings and four others in 小蓝视频 and Alberta would close for good after more than a century in business. It now serves as a temporary shelter. At some point, the property will be redeveloped, but Cohen wouldn鈥檛 discuss its future when reached via email. 鈥淯sing the Hastings store for temporary shelter is good for the Downtown Eastside, and that is the current focus,鈥 she said. 7) Site: 95 West Hastings

What鈥檚 there now: Parking lot

Property owner: Holborn Group

Details: The property is across the street from the Woodward鈥檚 development at Abbott Street. In 2018, Holborn submitted a rezoning application to the city for a 10-storey mixed-use, market rental building. The city issued a development permit for the company in January 2020. Holborn, which is the same developer tied to the Trump Tower and controversial Little Mountain housing property, did not respond to an enquiry to update the status of the project. 8) Site: 380-392 East Hastings

What鈥檚 there now: Hastings Plaza, kitty corner to Patricia Hotel

Property owner: Multiple

Details: Commercial real estate firm Avison Young has listed the 15,258 sq. foot property for sale (price not disclosed) and says on its website that the two-storey commercial building has 鈥渟trong redevelopment opportunity鈥 and 鈥渟ignificant density available.鈥 Its assessed value in 2020 was $5.7 million. 小蓝视频 Housing CEO Shayne Ramsay: 鈥淲e鈥檝e taken a look at that several times and unless somebody can consolidate the ownership鈥t鈥檚 a difficult property to acquire.鈥 (Photo Rob Kruyt)

9) Site: 20 East Hastings

What鈥檚 there now: Dilapidated two-storey building once home to the Loggers鈥 Social Club on top floor and Only 颁补蹿茅 on ground floor.

Property owner: 小蓝视频 Housing.

Details: The building鈥檚 demolition is imminent. It is located between two other 小蓝视频 Housing properties (The Oasis and Tellier Tower). 小蓝视频 Housing has yet to say what will be redeveloped on the site, with its CEO Shayne Ramsay (in photo) saying: 鈥淲e鈥檒l land bank it and try to come up with some sort of plan.鈥 (Photo Mike Howell)
